S. J. M. writes: My sister and I own a house which we let through APS Estate Agents of Halifax, West Yorkshire. The tenant fell into rent arrears, which she eventually cleared by paying a substantial sum to the agents, who failed to pass it on to us. We obtained court judgment for over Pounds 1,500, but APS has not paid.

THIS is a shambles. Until a few months ago, APS Estate Agents was a trading name used by a company called Brayton Estates Limited.
